NOVI consists of several building sections, which are numbered from 1 to 6.
The rental fees at NOVI Research Park consist of:
• Rent, i.e. price per square metre based on gross area, i.e. including share of common areas • Operating expenses
The annual rent for standard spaces at NOVI 1 is DKK 1,084.56 per gross square metre. The annual rent for NOVI 3-4 is DKK 1,131.52 per gross square metre. The annual rent for NOVI 5 is DKK 1,182.15 per gross square metre. The annual rent for NOVI 6, where the spaces are bigger, is DKK 1,046.50 per gross square metre.
Operating expenses on account In addition to the area-based rent, each enterprise pays a share of the operating expenses in order to cover:
• Property taxes and government service charges on commercial properties • Usage-based and fixed fees for water and sewer services • Usage-based and fixed fees for electricity and heat • Cleaning, window-washing and rubbish removal
An annual fee to cover these expenses is set and charged on an on-account basis. The fee for 2011 has been set at DKK 350.00 per gross square metre.
Deposit A deposit corresponding to 6 months' rent is required, depending on the leasehold in question.
Rent example for standard space in NOVI 1:
Standard space: 4.5m x 6m = net 27m2. Gross area: 47.25 m2.
Annual rent: 47.25m2 x DKK 1,084.56 = DKK 51,537.50
Annual operating fees: 47.25m2 x DKK 350.00 = DKK 16,537.50
Quarterly payments: Rent DKK 18,811.37 Operating expenses on account DKK 4,134.38 Total DKK 16,945.75
